Yarralumla was gazetted on 20 September 1928 and its streets are named after Australian governors and botanists. Much of it was built as government housing in weatherboard, monocrete and brick, and Minimbah Court, put up in the 1950s, is one of Canberra's earlier medium-density unit buildings. At the 2021 census 3,120 people lived here, in a suburb where 65.1% of homes are separate houses and only 7.5% are apartments or units.
What makes Yarralumla different from the rest of the Inner South is that many of those original houses have since been demolished and replaced with larger modern homes in a range of styles. So the suburb is not one housing type, it is two, side by side. An original weatherboard cottage and the rebuild three doors down need different fixings, different preparation and different judgement about what is worth repairing.
On the older stock the work is what you would expect from timber that has been in service for decades: doors and windows binding after a wet winter, boards split or lifted at the fixings, plaster cracked where the house has settled, hardware worn past the point of adjustment. Most of it repairs cleanly. On the newer homes it is the ordinary list, fixings that need to land in something solid, storage, mounting, patching and outdoor maintenance on a big block.

The original stock here still runs its first set of timber doors and windows, and they bind after a wet winter and stop latching as the frames move. We ease, plane, re-hang and adjust rather than replace, reset dropped hinges properly into fresh timber, and fit handles, strikers and deadbolts where the old hardware has worn out.
Weatherboard was one of the three original build types in Yarralumla, and boards split, cup and lift at the fixings after decades of frost and summer sun. We replace failed boards, refix what is sound, repair fascias and window surrounds, and get the surface ready to paint instead of painting over the problem.

No, and we will not pretend otherwise. Older housing stock can contain asbestos in sheeting, eaves and other materials, and disturbing it is licensed removal work, not handyman work. If a job looks like it will disturb material we are not certain about, we stop and tell you rather than press on. Plenty of work on an older house has nothing to do with it, so this rarely stops a job outright.
