Home Woden Valley Phillip

HANDYMAN IN
PHILLIP.
HOMES, UNITS AND RENTALS.

Phillip is not really a suburb of houses. It is the Woden town centre, and at the 2021 census 67 per cent of its occupied dwellings were flats, with most of the rest semi-detached or townhouses. That changes what a handyman job here even looks like: lift access, loading docks, body-corporate sign-off, and almost no gutters. We are a few minutes from our Torrens base. Free quote. Fixed price. No surprises on the invoice.

01 / THE HOMES IN PHILLIP

Why Phillip homeowners and landlords call us

Phillip is the Woden town centre, not a suburb of houses, and the census bears that out: 67.0 per cent of its occupied dwellings were flats at 2021, with most of the balance semi-detached or townhouses. Westfield Woden, Lovett Tower, the swimming and ice skating centre and Canberra College all sit inside the suburb boundary, alongside 5,197 residents in a way no other Woden suburb is arranged.

Working in a flat is a different job from working in a house and the difference is mostly logistics. There is no driveway to park a ute in, materials come up in a lift with a booking, and anything touching a wall, a balcony or a window line usually needs body-corporate sign-off before it can start. Gutters and rooflines barely feature. On the southern edge, the 1970s Swinger Hill townhouses change the rules again, and some Barnet Close homes were heritage listed in 2011, so what can be altered there is genuinely restricted. We check which of those three situations you are in before quoting.

We are a short drive from Phillip, based in Torrens, so coming to you is not an out-of-the-way trip, whether it is one job at home or a full turnover on a rental. We give you a straight price before any work starts.

02 / WHAT WE DO

Handyman services we offer in Phillip

These are the jobs we handle for homes, units and rentals in Phillip and the surrounding Woden Valley streets. If your job is not on the list, call and ask.

Property Maintenance for Landlords

Phillip is the Woden town centre, with a commercial and residential mix of units and houses, and a rental market to match. We handle the between-tenancy and property manager work: touch-up painting, door and fixture repairs, and the items an exit report flags.

End-of-Lease and Make-Good Repairs

Wall patching, scuffs, loose fittings and doors that will not close. Phillip has the highest concentration of units in the valley, so make-good here is apartment-scale work that has to happen quickly between leases.

Doors and Locks

Sticking doors, dragging external doors, sliding doors off their track, locks that no longer catch. We repair, adjust, and re-hang internal and external doors, replace worn rollers, and fit deadbolts and handles, on houses and units alike.

Painting and Wall Repairs

Interior and exterior painting, ceiling repaints, patching and plaster repairs. A lot of Phillip work is unit interiors turned around between leases, where the repaint has to be quick and clean in a shared building.

Gutter Cleaning and Repairs

For the detached houses around Phillip, we clear leaf build-up, flush downpipes, re-fix loose brackets, and flag anything that needs attention on single-storey residential properties.

General Maintenance and Installations

TV wall mounts, shelving, blinds, appliance installs and picture hanging. Phillip is unit-heavy, so plenty of this is apartment fit-out where the fixings have to suit the wall rather than the other way round.

Carpentry and Timber Repairs

Shelving, skirting, handrails and timber trim, plus repairs to older joinery. Phillip mixes houses with units and light commercial, so it ranges from a home bookshelf to patching up a tenanted space.

Flat Pack Assembly and TV Mounting

Wardrobes, beds, desks and outdoor settings assembled and levelled, TV brackets fixed properly. Phillip has the highest share of units in the valley, and mounting a screen in an apartment needs the right fixings for the wall build.

Pressure Washing and Driveway Cleaning

Driveways, paths, entries and external walls cleaned back properly. Phillip carries units and commercial frontage alongside the houses, and shared entries and carpark aprons wear faster than a private driveway.

PHILLIP FAQ

Common questions from Phillip homeowners and landlords

Do you cover Phillip directly?

Yes. Phillip is the Woden town centre, a few minutes from our Torrens base. We are in the area regularly. Call 0424 705 056 to discuss your job.

I am in a flat in the Woden town centre. Can you actually get materials up?

Yes, and the logistics are most of the job. In the Woden town centre there is usually no driveway to work from, materials come up in a lift that often needs booking, and loading dock access can be time-limited. We plan that in before quoting rather than discovering it on the day, so tell us the building and the floor when you call and we will sort access with you first.

Do you do work for landlords and property managers in Phillip?

Yes. Phillip has an active rental market around the town centre, and we handle a lot of between-tenancy maintenance here: exit-report items, make-good repairs, touch-up painting, and fixture replacements. One visit, one invoice, multiple items sorted.

Do I need body-corporate approval before you start?

Sometimes, and it is worth knowing before you book. In Phillip, 67 per cent of occupied dwellings were flats at the 2021 census, so anything touching a shared wall, a balcony, a window line or the building exterior is usually the body corporate rather than yours, while inside your own walls is generally yours. On the Swinger Hill townhouses the answer differs again, and some Barnet Close homes were heritage listed in 2011, which restricts what can be altered at all. We check which of those applies before quoting.

How much does a handyman job cost in Phillip?

Most jobs in the Canberra metro area, including Phillip, are priced between $150 and $180 including GST, depending on the scope and complexity. We quote fixed prices before booking anything in. Tell us what you need and we'll give you a number, no obligation.

Are you insured?

Yes. Fully insured with public liability cover on every job, and we can provide police clearances on request, which matters if you are booking for an elderly relative or a family home.
